The Camas WA real estate market is moving at a fairly steady pace, with buyers having some room to compare their options. As of Aug 9, 2026, there are 294 homes for sale and 83 of them are pending, so 28.2% of the homes on the market are pending. There are 3.5 months of inventory, which tells us how quickly that inventory is being absorbed by buyers.

The overall numbers only tell part of the story. Buyers behave very differently from one price range to another, so a home can be getting strong attention at one price while homes just a few hundred thousand dollars higher are taking much longer to sell.

The Big Picture

Over the six-month period, this market recorded 332 closed sales. The average sale price was $867,877, and sold properties averaged 79 days on market.

That is a market where buyers have a little more time, with buyers having time to compare options and sellers needing to pay close attention to price and condition.

For buyers and sellers, the overall market is useful context, but it should not be used as a simple pricing formula. The individual home still has to compete on location, condition, features and price.

Where Demand Is Strongest

The busiest price range over the six-month period was $1,000,000-$1,499,999, with 65 homes sold. One price range worth watching is $450,000-$474,999. There are 8 homes for sale and 5 of them are pending, so 62.5% are pending. That is a fairly small sample, so I would not read too much into that percentage by itself. On the slower side, $1,500,000-$1,999,999 has 33 homes for sale and 5 pending, so 15.2% are pending.

That difference matters because buyers usually shop within a pretty specific budget. One price range can feel competitive while another gives buyers plenty of choices at the exact same time.

Pricing and Negotiation

The pricing numbers also show why it is important not to start too high. Over the six-month period, the single family homes that sold had an average original list price of $888,937, an average final list price of $871,141, and an average sale price of $867,877. That represents about a 2.0% adjustment before the sale, while the final sale price was 99.6% of the final asking price. In other words, homes that are priced right can still sell close to the asking price, but sellers who start too high are often having to reduce the price before buyers respond.

Days on market need some context too. An average of 79 days includes homes that sold quickly and homes that took considerably longer. For a specific home, I would look at the closest competing listings, how long they have been available, which ones have reduced the price and what buyers actually chose when similar homes went pending.

What This Means for Sellers

For sellers, be careful not to overprice the home, and make sure it is ready to show well from day one. With 3.5 months of inventory and sold homes averaging 79 days on market over the six-month period, buyers have choices. You do not have to be the cheapest home, but buyers need to see the value when they compare your home with the others they are considering.

If a listing is getting showings but no offers, the feedback may be telling us that buyers see enough value to visit but not enough value to act. If it is getting very little showing activity, price, presentation or the way the home compares online may need attention sooner.

What This Means for Buyers

For buyers, there are enough homes to compare options, ask questions and negotiate when the situation calls for it. Buyers usually have the most leverage on homes that have been sitting for a while, need work, or started out priced too high. The best opportunities are not always the homes with the biggest price cut. Often they are the homes where the seller has become more realistic about price.

Buyers should also be careful about using the market average to decide what to offer. A fresh listing in the strongest price range can require a very different strategy from a home that has been sitting for weeks in a slower part of the market.

Bottom Line
